Membership in the Viva Villas Civic Association is both automatic and mandatory. Our current dues are $120 / year.
The current Board with the assistance of the revision committee is in the process of revising these documents as they are woefully out of date. We present here the current recorded documents and any revisions that have already been presented to the community.
Bylaws
Bylaws are a set of rules or regulations adopted by an organization to govern its internal operations and the conduct of its members. They outline the organization’s structure, define roles and responsibilities, and establish procedures for decision-making and other key functions.

Deed Restrictions
A Deed Restriction (also known as a restrictive covenant), is a provision in a publicly recorded document that limits what can be built on a property, or how that property can be used. Deed Restrictions “run with the land,” meaning they apply to all future owners of the property, not just the person(s) who owned it when the restriction was adopted. In a “Deed Restricted” subdivision, the restrictive covenants do not just restrict parties who agreed to them in the first place, they run with the land and are legally binding on every subsequent owner/occupier of that piece of property.
